Dear members,

On Tuesday 2 September you are invited to the CoreNet Global Benelux Chapter meeting about

“Change of the Facilities Management Model” 

Flexible demand and static offer? No thank you! Change of facility services in the market. 

All the major trends impacting the housing and facility professionals have a strong financial component and are mainly focused on cost control and savings. A major challenge for these professionals is building an efficient long-term forecast of the costs and keeping these costs within the framework of the forecast, particularly in view of the often-changing needs and demands of the user. Flexibility in the offering is still required.

Due to the fast and changing demand of the user, a new economic model is needed in which the supply can continuously be adjusted according to the demand. As an example: the proposition of Philips in which the user only pays for the light hours in his office (pay-per-use) while Philips has the responsibility for the installation, maintenance and replacement of the fixtures. Less use also means less cost and less environmental pressure!

In other words: the user must be able to review more frequently its cost structure and would like to keep this easy to manage. The trend is a shift of transaction-oriented (the purchase or rental of an asset) to process-oriented (the pay for actual use). Two elements that are crucial in this shift for the user are value thinking and a shorter time-to-market (term of transaction). To what extent should the user adapt his facilities portfolio to this new thinking and its economic models for cost control? To what extent is the provider prepared to meet new user expectations?
