BenchCoRE: It Will Change the Way You Look at Data

BenchCoRE was publicly launched last fall and has already accumulated over 30 clients, including fully-formed Technology, Insurance, Financial, Manufacturing and Service cohorts. If you haven’t seen the product, here is a summary of what makes it distinctive:

• It is a web-based service that allows participants to join at any time and update their benchmarking data as often as they need.
• It lets you slice the data into millions of combinations – by geography (region, country, state, or city), asset class, portfolio (e.g., occupied vs. surplus) or own/lease.
• It benchmarks at the business unit level, allowing companies that span multiple industries to achieve true comparisons.
• It supports multiple currencies and SF vs. SM measurements.
• It factors in virtual and physical employees.

Perhaps most importantly, the data entry process is backed by a rigorous set of definitions, a flexible input process that lets you enter data at varying levels of granularity, and a multi-step data validation process to standardize and calibrate across peers. An early adopter cohort was recently deployed with clients now actively using the system to produce reports and identify action opportunities. Currently over 3,300 locations and more than 107MSF of space have been loaded to the system and we are in last stages of data collection with 20 more clients. We are confident that within a year, we will be the industry’s single largest source of CRE benchmarking data.

Ron Zappile is currently Director, Benchmarking Operations for CoreNet Global focused on deploying BenchCoRE – a unique, state-of-the-art, on-line benchmarking service for corporate real estate. Ron’s experience is multi-disciplinary and international and includes serving as President of United Technologies Realty where he conceived, developed and implemented the centralized real estate organization to manage UTC’s 100MSF of space globally; served as CEO of CoreNet Global, also a Board Member and Treasurer; is a published author in the Journal of Corporate Real Estate; has guest lectured at NYU’s Schack Real Estate Institute, Auburn University’s Graduate Studies Program and at Richard Stockton College in New Jersey in their International Economics / Real Estate Program; is currently serving as Chairman of the Simsbury Housing Authority and is the principal of The Zappile Group, an independent consulting group. Ron has an MBA in Finance and has completed post-graduate studies at The University of Virginia’s Darden School of Business.
