Description:

Boston space users and occupiers are facing an incredible challenge and harsh reality for the next several years; There is no room at the Inn!   Users of size who are looking to enter the Boston market, expand or find better quarters are caught between a rock and a hard place.  The causes of the shortage—inbound corporate migration, growing demand from existing tenants, and a development process that takes years to navigate—have created the perfect storm that will take years to resolve.                                                                            

                                                                               

Sending RFPs to a dozen candidate buildings for occupancy in the next year or two will not work.   With no real options, tenants will have to renew in place, locate elsewhere or bide their time until new product is built.  Companies need real strategic thinking now to accommodate their future but, as we all know, making the wrong bets for a real estate portfolio can have lasting effects that can challenge the career plans of the teams who make them.                                                                 

                                                                               

Unfortunately, understanding a problem doesn’t make it go away and proactive and timely decision making will make all the difference.   The speakers on this panel will share their recent experience in strategic planning in light of the space and labor crisis.  Hear how these professionals identified the problems, framed the decisions and convince their leadership on major relocations and financial commitments years into the future.

                  Michael Hudson, Director, Transactions and Development, Verizon

 

Michael Hudson has served as Director, Transactions and Development, for Verizon since 2019, overseeing 800+ transactions worth an aggregate of $1B annually, and all of the firm’s ground-up real estate development and joint venture activity. Previously, Michael oversaw the development activity, strategically re-purposed Verizon’s fixed asset portfolio, including 100 acre mixed use development in Dallas, Texas and 50 acre development in Silicon Valley, driving over $1B in value back to the business. Michael began his career at Verizon as a Regional Portfolio Manager based in Buenos Aires, Argentina, with regional oversight off the firm’s Latin American real estate portfolio before transitioning to a similar role for Western Europe based out of Reading, England. 

Prior to his tenure at Verizon, Michael worked in Strategic Consulting for JLL and MetLife’s Global Real Estate groups. He earned his BA from Denison University in Granville, OH, and a MBA from Yale University in New Haven, CT. Michael is an avid traveler, holding dual citizenship with Venezuela and admits to a sometimes unhealthy passion for the Chicago Cubs. Michael, his fiancé, and their Golden Retriever reside in New York.
