State of the Market (9/31/21)

The most talked about segment was NJ's red hot industrial market of which Kevin Dudley is an expert. He said the industrial market has expanded all the way down to exit 2 on the Parkway. He says the returns are so good that a 7-year lease is the new 15-year lease. If you're building a project, you must have ordered your steel already for anyone to take your schedule seriously. Regarding the office market, Erin Moran summarized it as a "contraction market", and that hybrid is a part of every conversation and she shared the amenities packages that a landlord must have in place to lure tenants. Paul Ceppi gave a brief overview of the State's latest incentive program called the Emerge Program. Peter Bronsnick went on record saying "We have the responsibility to return to the office because the ramifications of not doing so, impact the entire economy." This statement drew applause from the attendees. Michael Ferrell gave some insights on the current state of the construction process for projects.

Women Trailblazers

Even though the weather was not the best and the event was moved indoors, the Women Trailblazers storytelling event was a great turnout and enjoyed by all.  In the casual setting of En Masse co-working in Morristown we enjoyed an inspiring evening of storytelling and great conversation with Maxine Mann, Laurie Hutner, Kelcia Azevedo and Brittany Messuti, four women that have driven their own path to success. It was refreshing to be able to connect with others in person and enjoy some light fare and beverages as we were able to share stories and connect with people we haven’t seen in a while and meet some new industry peers as well. We were able to collect items to support Dress for Success as a bonus allowing us to give back to the community.

9.26.18 CoreNet New Jersey Honors Its Sponsors

CoreNet New Jersey hosted its annual Sponsor Appreciation Event on September 26, with about 20 members gathering at The Manor in West Orange for lively cocktail hour conversation, followed by an intimate sit-down dinner.

Richard Franklin, Chapter VP/President-Elect addressed the group and extended a sincere “thank you” to the many companies whose support allows CoreNet New Jersey to present an increasingly extensive array of programs and other opportunities for networking and professional development. A long-time CoreNet New Jersey member who also served on the Board from 2001 to 2008, Franklin provided some thoughtful perspective on how the group has evolved over the years and noted how critical sponsorship has been to that evolution.

Avison Young’s Steve Bleiweiss, who chairs the Sponsorship Committee, echoed Franklin’s sentiments: “We appreciate our sponsors’ generous support. We will continue to develop programs and initiatives that deliver value to our sponsors as well as our Chapter members!”

Attendees seemed to share that enthusiasm for CoreNet’s current offerings, with many planning to participate in upcoming events, including the New Jersey Chapter’s Women’s Event on October 11 and the Global Summit in Boston on October 14-17. Not surprisingly, these CRE professionals also discussed various industry issues, from the tech sector’s cultural impact on established companies to the sometimes unexpected challenges of an open floor plan. Additional topics included favorite travel destinations (Germany, anyone?), hot spots in Philadelphia, and a variety of other fun subjects.

Membership Co-Chair Liz Archer from Dewberry Engineers commented, “The Sponsorship Appreciation Event is my favorite CoreNet event, actually, because the sponsors are very serious about their engagement with CoreNet and the discussions and networking tends to be very high-level. With several headquarter offices located in NJ, we have access to some of the CRE profession’s top leaders and it is a very exciting place to be connected.”

The three panelists- Anupam Goradia, Senior Manager, Cyber & Information Security Services, Withum; Rich Schatzberg, CFO- SWK Technologies; and Don Sebastian, SVP, Research &; Development- NJIT all agreed that building awareness through ongoing education of the types of security risks and how to avoid them was one of the best preventative measures for organizations to invest in.

Emphasis on proactively mitigating risk through infrastructure planning in current and future environments was another topic discussed. As it relates to building and tenant services- safety through building cyber security is a major consideration for organizations leasing space.
